Method of Billing
Because your apartment community is not individually metered, we utilize the RUBS (Ratio Utility Billing System) method of billing. RUBS is a formalized method of allocating utility services to each customer.
RUBS rates are based on the metered consumption of your apartment community as a whole, less any common area usage. Your bill is calculated based on the square footage of your apartment. The RUBS system requires the entire community to conserve in order for rates to be reduced. Your bill will include charges for water usage, trash pickup, sewer usage, and service fee, depending on your community.
Your bill is due by the 27th of each month. There will be a $4.75 late charge assessed on or around the 28th of each month. You are responsible for the timely payment of all your utility services at your residence during the duration of your occupancy. Payments can be made via mail or by paying with your VISA or MASTERCARD by calling 1-888-722-7971. You can also bring your payment to your property's leasing office and they will forward it to us. Cash is not accepted.

SETTING UP AN ACCOUNT
Beginning on your lease start date, your Pacific Water & Power account will be set up automatically. You do not need to call for a confirmation number as it is assigned to you automatically. You will receive your first bill between the 12th and 16th of the month following your move in. Your bill will be due by the 27th of each month and you will incur a $4.75 late fee for any payment made thereafter. If you are taking over someone's lease and would like to transfer the account to your name, please make sure that all necesssary paperwork has been completed with the property. The property will notify us once the takeover has been approved and all necessary documents have been completed and signed.
CANCELLING AN ACCOUNT OR TRANSFER SERVICE
In accordance with your lease agreement, your account will be automatically cancelled upon you giving up possession of your apartment. This means that you must hand in your keys to your apartment manager in order to give up possession. If you are vacating prior to your lease term ending and you are still paying your lease obligation, you must still turn in your keys in order for PWP charges to end. If you fail to return your keys, you will continue to incur PWP charges for service on a monthly basis until the lease term has ended.
